Meadowlands Housing Development comprises 142 housing units on the site of the Mountwood/Fitzgerald Park Apartment complex. Works were constructed in three phases in order to facilitate decanting of tenants from the existing accommodation. A community facility was also constructed on part of the site under the final contract scope. Additionally a demolition works contract was carried out on part of the site to remove existing derelict buildings down to slab level in order to provide improved aesthetics in the overall site.
The new houses were constructed in terraces around four squares and an open green facility. Ground conditions varied considerably throughout the site which resulted in foundations constructed with spread footings, incorporating both slab on grade and suspended ground floors. One terrace was constructed over existing large diameter surface water culvert and an arterial foul drain. This necessitated piled construction to maintain the integrity of these pipelines.
We were also responsible for design of drainage, external works including paving, roads and retaining walls. PUNCH also undertook BER assessment for the design of the final phase of works working closely with the architect to update the design to incorporate higher insulation levels necessitated by changes to building regulations during the course of the works. We also undertook the role of PSDP for the project.
