Project Description

This major inner city project consists of the redevelopment of a large site in Smithfield, Dublin 7. The site is the former headquarters of Irish Distillers which was vacated in 2009. As part of the design the Bow Street façade is being retained from the original building. This involved carefully removing every stone from the wall, recording its location, storing off site and reconstructing against the new proposed structure.

The new proposed commercial building ranges in height between 4 and 8 storeys, above double basement level. It has a total Gross Floor Area (GFA) of 20,512sq.m. The Ground Level incorporates retail, restaurant and bar floor space. Three accessible roof terraces are proposed at fifth floor level and a further three at sixth floor level.

The project is a reinforced concrete frame with post-tensioned flat slabs. Lateral stability is achieved by 2 central cores within the building. The double level basement is constructed adjacent to the Luas Station at Smithfield and utilises the full footprint of the site.

PUNCH are delivering the civil and structural engineering package through Revit and all design team packages are co-ordinated through BIM.

The project is due to be complete in June 2022.
