Project Description

Construction on this landmark site in Dublin City Centre commenced at the end of 2004 on one of the largest speculative office developments ever undertaken by Clancourt Group. The €71m Park Place development has 27,000m2 of office space over eight storeys, within three interconnecting blocks, together with 133 basement car parking spaces. There is an additional 2,200m2 of retail space located in the old Harcourt Railway Station building and the vaults beneath the superstructure.

Perhaps the most complex element posed to PUNCH Consulting Engineers was in relation to the design and construction of the basements and its interaction with the adjacent buildings. The piles are required to retain up to 4m height of fill and road and building surcharge in one area and approximately 11m in another area.  Also, due to the very sensitive nature of the equipment within the adjacent telecoms building, the allowable deflection on the piles was limited in this area to 6mm and vibration monitors activated with any slight disturbance above 3mm/sec.  PUNCH examined a number of possible solutions; however the final solution identified was the use of 900mm diameter contiguous bored piles with rock sockets around the perimeter of the site. This 11.0m retaining wall was achieved using permanent ground anchors drilled down to rock at a very steep angle to stay within the boundary of the site and without the need for any temporary propping that would affect construction.

PUNCH worked with the rest of the design team to incorporate environmental and sustainable initiatives included the re-use of existing building structures, incorporation of ice banks in the sub-basement to cool the building and the use of high performance facades to regulate internal temperature.
