Project Description
This city centre project consists of the redevelopment of a large site (former headquarters of Irish Distillers) in Smithfield, Dublin 7. The site is bounded on three sides by public roads and on the fourth by the Smithfield LUAS station. The site is in a residential area which is also a place of interest for tourists. Traffic management is of paramount importance.
The development will provide a commercial building ranging in height between 4 to 7 storeys over a double basement level. Ground Level will provide retail, restaurant and bar floor space.
To allow the construction of the new building to commence an enabling works package was undertaken, it involved the reduction in level across the site for the archaeological investigation, the demolition of the existing buildings, the careful removal and recording of the stone gable on Bow street to ensure it is incorporated into the new commercial building.
To construct the double basement a Contiguous Flight Auger (CFA) pile wall solution is being used. Track vibration and level monitoring is in place to establish baseline readings before the piling begins.
PUNCH H&S have been involved in all stages of the design and construction, ensuring adequate communication is taking place between all of the interested parties.
This project was granted planning by An Bord Pleanala in December 2016. Construction commenced in May 2019, with a 24-month programme.
