The Beach Road Apartment development consists of 112 no. residential apartments, comprising a mixture of 3 bed, 2 bed and single bed accommodation, located at the corner of Beach Road and Church Avenue in Sandymount. The residential block entails a total of 6 storeys, over a single storey basement car park. The area of the proposed residential development is approximately 0.385 hectares.
The development is located on an existing operational Maxol service station and former car dealership. The property is adjoined by several neighbouring properties, including a school, and the design solution for the site has taken due consideration of sensitivities associated with basement construction, daylight/sunlight and traffic. Due to the historic use of the site as a former service station, the issue of contaminated waste and mitigation of same was critical given the incorporation of basement and associated bulk excavations. The design and phasing of the works, from demolition to construction were coordinated to ensure ongoing and minimal disruptions to the neighbouring properties.
The development secured planning approval from Dublin City Council in June 2018. The development was subsequently increased in scale to the 112 no. units and SHD planning approval obtained from An Bord Pleanála in September 2021.
Detailed design was completed in November 2022. Construction of the development commenced in January 2023 with Walls Construction as the Main Contractor.
