A key part of the Campus Masterplan, the four-storey Tara building links the upper and lower campus at Mary Immaculate College, (Limerick) and engages the college with the larger community. The building accommodates many laboratories, lecture theatres, and other teaching spaces, while the substantial upgrading of both stage and rigging in the auditorium has bestowed the Lime Tree Theatre with Regional Theatre status.

The Lime Tree Theatre, a 500-seat auditorium, is suspended over an open-plan student Forum on raking elliptical concrete columns. An array of 20m-long steel trusses span above, while an innovative natural ventilation system delivers fresh air to each auditorium seat through a suspended sub-floor plenum.

Large open plan spaces are achieved throughout the building, with long-span precast concrete floors supported by long-span concrete beams on fair-faced concrete columns and walls. Cladding is a mixture of fine-textured masonry, stone, and raking timber cladding panels.

External works design include car parking, campus boundary wall upgrades, primary and secondary roadways, and pedestrian walkways. Storm and foul drainage was also designed to discharge to the main campus drainage infrastructure, also designed by PUNCH.
