VaIn preparation for the main construction activities, an initial enabling works package was completed from August 2021 to May 2022. This included the demolition, removal and disposal of three existing dwellings: Culgrenagh, Briar Hill, and Hayfield, along with the handling of associated asbestos-containing materials, basement excavation, boundary treatment, and new infrastructural developments.
The PUNCH Health & Safety team played a crucial role, ensuring effective communication among all stakeholders. In July 2022, the main construction phase began, focusing on the development of 230 new apartment units across three blocks, varying in height from three to seven stories, with a single-story underground basement/undercroft. This project also included car parking, bicycle spaces, a childcare facility, a residents’ amenity area, and all related site ancillary works.
PUNCH, serving as the Assigned Certifiers, facilitated the submission of a Standard Commencement Notice to the online Building Control Management System (BCMS) in compliance with statutory regulations. We also coordinated the online payment for the Standard Commencement Notice fee, along with statutory and ancillary documentation, as well as associated drawings submitted to the Local Authority/BCMS.
Throughout the project, PUNCH participated in periodic design team meetings and conducted numerous site inspections as per the Inspection Plan. This was done to ensure that all work, including any modifications, adhered to the design team’s drawings, specifications, and the Technical Guidance Documents of the Building Regulations (Parts A-M).






At PUNCH, we understand the value of education. That’s why we support our staff who wish to undertake further education and training. We encourage staff members to maintain their Continuous Professional Development (CPD) accreditations with Engineers Ireland. We also continue to offer training in sustainable design and construction through seminars, in-house lectures, and external training programmes. We promote the achievement of professional titles with institutions such as Engineers Ireland, the Association of Consulting Engineers of Ireland, the Institute of Structural Engineers, and the Institute of Civil Engineers.
