The modernisation and refurbishment of the historical Harcourt Street Railway Line Platform Building.

The project included the introduction of 3000m2 new office space at the original train track level. Some of office space was created by the introduction of an internal mezzanine floor, which was constructed using Westok beams and concrete slabs to maximise the flexibility and service routes, while optimizing floor to ceiling levels. The 11 stone vaults at ground level were modernized and converted to retail zones.

Modern new façade interventions were introduced by an arrangement of new glazed screens framed with galvanized structural steel elements.  An external walkway was constructed that links the upper office areas to the retail vaults below as well as the neighbouring Park Place 2 office complex.

The project was restricted with being a confined city center site, with the LUAS Green Line being directly along one boundary line.

The existing building also included protected façade and roof elements, which required ongoing levels of engagement with the Local Authority’s conservation department and both planning and construction stages.

The works also included upgrading/repair the roof and façade of the existing building, with a new external courtyard introduced with bike parking and public seating, as well as associated site development works.

PUNCH H&S were involved in all stages of the design and construction, ensuring adequate communication took place between all of the interested parties.
